One of the most important FACT was that the building would meet or exceed building regulations i.e. the same regulations used on house extensions or new builds.
Cost of a large sheds, (circa £5000 to purchase + base + electrics + insulation + flooring + heating etc etc and the construction of the shed) £12000 +- Timber decking path from the house to garden building, with inbuilt LED lighting that turns on & off automatically. Also to include a sheltered porch area with decking to door area.
- Full height ceiling, plastered finish to walls & ceiling with proper skirting, picture rail and cornice to match my house – it would feel NO different from being in my house and certainly would not feel like a timber shed.
- Full inbuilt remote controlled climate control. That includes a split system, professional wall mounted air-conditioning system.
- Electrics to include:- external sockets, perimeter LED lighting, internal low voltage dimmable remote control lighting, complete consumer unit with each circuit on an independent MCB.
- Insulation to building regulations. This is expensive but mean minimal heating/cool air loss in the winter summer months.
- Wireless PC routing and networking, from office to house. Why go to the office when you can surf the web or pull up a file from your settee with a laptop!
- No Planning permission, Legal floor space of 15sqm, room size 6m x 2.5m (20’ x 8’)
